Cook some fried mee hon for sister and daughthers.

Take them to Sungai Wang, during the way back, meet Ah San at Jalan Bukit Bintang, he look old and working hard there.

CNY 1st Day

Visited Dong Zen Temple at Jenjarom in the evening, nice Chinese New Year deco and shows. A visit to Dong Zen Temple for the New Year has become a tradition for many locals. Dong Zen Temple presented Buddha wall paintings from Dun Huang in year 2008, as well as many innovative, colorful and unique floats to mesmerize thousands of tourists. Hundreds of flora and fauna grow in the garden, price of foods are expensive and all are vegetaria foods.

A lots visitors. Parking is free.

CNY Eve Pray for Grandparents

The prayers as a thanksgiving gesture and to bless the family and be blessed with a sweet and blissful year ahead.

The biggest event of any Chinese New Year's Eve is the dinner every family will have. A dish consisting of fish will appear on the tables of Chinese families. It is for display for the New Year's Eve dinner.

The cookies, which can last for up to 1 month, are also presented to family and friends who visit during Chinese New Year.

We will get together to offer prayers to seek blessings and to commemorate at the temples represent different gods, such as the Jade Emperor and Guan Yu.

Chinese New Year 2014 around the corner

2 more days to CNY 2014, but the share market seem like nothing to perform, all in RED instead.

As everyone said, this year is the year for everyone to tied the belt and spend moderately.

From the end of 2013 and beginning of 2014, 3 major daily items has increase its price, the 3 items namely sugar, petrol and electric supply. These 3 items is the core to every businesses, most of the daily foods added sugar, transportation need petrol, household and factory need electric supply, it is a chain. After all, every item has the effect from this increase.

People with low income will feel the heat and start to condemed the government.

Accident

As usual this morning, send daughters to school.

A little accident have happened in the journey, younger daughter so careless, when car stop, open the car door without look back, a motorbike has hit the door and fall.

The rider is a Malay young and has encountered injured on his 2 figure, bloody and some minor spoilt on his bike. Compesated him RM300, sincerely from me to pay him to repair bike as well as medical fee.

Can just imagine hitting a car door at fifteen, or twenty miles an hour? It can be deadly. Even if the door just clips a handlebar, it will throw the cyclist off the bike to the left, into the path of cars and trucks. Yikes!

This incident can be avoid if caution when leaving car, every time remind them when leaving car, please look back before open the door, but they seems like never do that, now they really experience it and hope they can take this as lesson and never do such careless in future.

Share Market All RED

Today the share market all drop due to overnight US market big drop.

Share market fall across the board with index fell around 20 point. Among the big losses is TNB and HLCap.

I think the CNY play will not be happened for this year. Hope market can recover after CNY.

Kretam that i bought also drop to RM0.56. This morning, bought 40 lots Sona-wa at RM0.255, hope can made some pocket money these few days when market start to recover. Queue to sell at RM0.265. See the luck.

3 more days to 2014 Chinese New Year

Yesterday is the last weekend before Chinese New Year 2014, (CNY 2014) few of the shopping complex (hypermarket like TESCO and AEON Big) are crowned and long queue on cashier counters.

Crowned and long queue on cashier counters especially during festival seasons and promotion period is the common issue in Malaysia's hypermarket.

The management of those hypermarket should think how to speed up the process of payment at a cashier counter thus reduce the long queue and frustrations.

An innovative Point of Sale (POS) system designed to provide a more efficient, streamlined service to improve productivity and security at the 'front-end' of the store. This is made possible by new trolley/ basket scanning technology, which uses Radio Frequency Identification (RFID) techniques to scan a trolley or basket full of groceries in a few seconds.

The POS system is fully automated, does not need an operator, or involve handling cash. Its features include: a three axis scanner to detect and identify (in any orientation) the transponder or tag attached to each item; electronic payment with smartcards or magnetic swipe cards; and Electronic Article Surveillance to protect the retailer from theft.

I applied for Google Adsense earlier but I got rejected because my blog was not enought content.

Need to do hard by writing more articles.

Last Weekend Before Lunar New Year 2014

This weekend is the last weekend before the Chinese New Year 2014 (Lunar New Year). Expected traffic jammed in town center as a lots of people must be rushing to town center to do the final shopping before celebration.

This year is year of Snake, the sixth in Chinese Zodiac. 2014 is the year is Horse, with the Year of the Horse nigh, investment bank CLSA has unveiled its 2014 Feng Shui Index. The annual tongue-in-cheek gauge, based on the attributes of the 12 Chinese zodiac signs, predicts the performance of Hong Kong’s Hang Seng Index.

This year, CLSA believes the Hang Seng will rise from Jan. 31, the start of the new lunar year, through the end of July. Strong fire signs — the element that symbolizes wealth — will burn under Hong Kong’s fashion, Internet and telecommunications industries, says CLSA investment analyst Mariana Kou.

People born in the year of the horse, which runs through Feb. 18, 2015, will be especially lucky if they invest in stocks in Hang Seng, Ms. Kou says.

In the second half of the year, however, the fires under the Hang Seng are expected to die down through December. The last month of 2014 sees the rise of the sign of the rat, the animal that represents direct opposition to the power of the horse.

Adsense in My Blog

Today my blog got the adsense approved. Let’s start the post by admitting that Adsense is very attractive to a lot of people. I'm just sign up for an account, write some blog posts and watch the money get paid into my account every month. It is quite nice feeling with blog to generated income.

I hope my blog will do well and start earning some pocket money and looking forward the better live ahead.



New Route Success

After tried for 3 days, the new route apparently smooth and arriving on time. Will used this road after come back from sending daughters to school in town center.

The journey take around 40 minutes to and from drop by two school.

One around Petaling Street and other one is Jalan Loke Yew. Both are private school. Normally the school are quit crowned during early schooling and afternoon pass schooling time.

Coffee Powder

Good coffee powder just finish...go to shop buy cheap local coffee powder, taste not as good as the good one bring from Singapore.

While waiting for the Singapore coffee stock to arrive, what to do, must drink local cheap coffee.

Zero communication

I think I just heard my dad told me about it, but not so sure correct or not. Since I have “0” communication(零交流) with the girl. Because I see her eyes, I also scared, draw the dark eyeliner for the whole eyes, so scary ler! If her eyes like the Middle East women so big, then drawer dark never mind, but her.. I just feit so scared.
Correct, we were so punctual in the first day of the trip, we came early a bit, but just did not see others, make us so worry that morning, we thought we wait at the wrong counter, since the Leader also did not appear at the counter on time.
Not sure we can meet in S’pore or not? He..he…he…

New Route - Save Time

Yesterday tried the new route when come back from school in town center, used the Taman Pertama Cheras bypass to Jalan Kuari, it is really smooth at 4.30 pm.

Total journey used only 20km, same as used old route by Jalan Cheras, normally it will stuck at PRGM traffic light for around 6 minutes and some worst, 10 minutes.

This morning used the same route again after send my daughters to their school, morning at 6.30 pm, there is not many car during this time in road, so no jammed at all.

This afternoon will try the route again, KL traffic, need to monitor few days before can confirm whether is OK or not.

What is RPGT?

An Act enacted by the Duli Yang Maha Mulia Seri Paduka Baginda Yang di-Pertuan Agong as the Real Property Gain Tax Act 1976. Interpreted chargeable asset as real property gain tax, shall be charged in accordance to this Real Property Gain Tax Act 1976 in respect of chargeable gain accruing on the disposal of any real property. Subject to this Act, the chargeable gain from disposal of real property shall be charged according to the category Tax Rates in Ringgit Malaysia.


Allowable Loss

Allowable loss means a loss made after the disposal. Tax relief shall be allowed in respect of the following accrued:
  1. If the disposal price is less than the acquisition price.
  2. If the disposal price is equal to the acquisition price
 
RPGT Exemption

The following disposal of real property which fall under Real Property Tax Act (Exemption) Order 2009:

 
* The level of exemption is increased from RM5,000 to RM10,000 or 10% of the chargeable gains, which ever is the higher

* Gifts between parent and child, husband and wife, grandparent and grandchild; and

* Disposal of a residential property once in a lifetime.

Kretam counter performed weak since this morning, lunch closed at 0.635, drop 3 cent from yesterday closing.

Thinking to buy more if drop to RM0.60. It will rebound based on good track record and cash rich company.

Sophia Singapore Trip

Yes, a bit long, because I only go back once a year or twice. For the bus trip, maybe a bit tiring, but I try to sleep in the bus, so after that, I still feel ok, I think not too bad. I want to save money, so I do not want to book hotel.
I have my mum’s sister there, she married with the Singaporean, I still have my mum’s auntie’s son there, but I did not want to disturb them for this year. But the previous years, I went to my auntie’s house “tumpang” for one night, that mean I also take bus on Friday midnight, reach S’pore on Saturday, then stay over night, Sunday came back and took bus at 3pm, reach KL around 11pm.
I will go to S’pore again this Friday midnight, still not enough for the last week shopping.

Trading of Bursa Malaysia Today No Good

Blue chips on Bursa Malaysia suffered a profit-taking correction on a shortened three-day trading week due to two festival holidays last week, which cut short the rotational trading interest on the lower liners and small cap sector.
On the upside, immediate resistance is revised lower to last October high of 1,822, followed by 1,840 and then 1,860, the 123.6 per cent Fibonacci Projection (FP) of the rally from 1,660 low of August last year to the October high of 1,822.
Stock-wise, favour bargaining blue chips like CIMB, Gamuda, IOI Corp and Maybank on weakness for longer term gains, while zooming in on lower liners and small caps like Alam Maritim, AZRB, Hiap Teck Ventures and Eversendai given their promising chart patterns.


Index trade at 1807 down nearly 6 point as on 3.17pm.

Lower Car Price Soon?

Expected the revised National Automotive Policy (NAP) to be unveiled this after to include measures that will see gradual reduction in car prices.

Some industry observers even expect the prices to go down as much as 30 per cent over at least a four-year period.

This is expected to be brought about by offering more incentives to encourage the assembling of completely knocked-down (CKD) vehicles locally.

That will mean higher local component content, which in turn will help to reduce the selling price.

Pavilion REIT 4Q profit slumps 65.4%

PETALING JAYA (Jan 17, 2014): Pavilion Real Estate Investment Trust's net profit in the fourth quarter ended Dec 31, 2013, fell 65.4% to RM168.07 million from RM485.89 million a year ago.
The lower net profit was due to a change in fair value of investment properties of RM113.11 million, a drop of 74% from RM435.56 million recorded a year ago.
It told Bursa Malaysia that as a result net investment income fell 63.6% to RM182.23 million from RM500.55 million.
Gross revenue for the final quarter improved 8.4% to RM96.45 million from RM91.85 million a year ago.
The group announced a final income distribution of 3.71 sen per unit for the financial year end Dec 2013, payable on Feb 26.
For FY ended Dec 31, 2013, net profit fell 48.1% to RM327.25 million from RM630.2 million in FY12 due to the lower change in fair value of investment properties in Q4, 2013.

I bought this REIT in 2013, based on the news as above, i think i will increase my profolio when time and fund arrive.

Residential Property Segment to Slow Down in 2014

PETALING JAYA (Jan 17, 2014): The recent measures taken by the government to cool the property market is expected to have a short-term impact on investments in the sector in Malaysia but the US Federal Reserve Board's move towards tapering of the quantitative easing (QE) programme this year may have a larger implication, DTZ Research said.

"The start of the tapering of QE measures in the US will have several implications for investors in Malaysia, affecting interest ratea, liquidity and possibly foreign exchange rates," the property services company said in a statement yesterday.

"How this pans out remains to be seen as its overall impact on entry yield will determine if the market remains attractive for major investors, given the pending softness of certain market sectors due to new completions," it added.

DTZ said 2013 was a slower year with lower investment volume of RM1.87 billion, a 73% decline compared to 2012.

"Activity was affected by the 13th general election in May as investors held back their investments due to increased political uncertainty over the outcome of the closely-fought election," it said.

DTZ said the last quarter of 2013 saw an uptick in the value of deals at RM342.2 million against a paltry RM65.6 million in the previous quarter.

It predicted that the residential property market will soften further and slow down in 2014 as a result of the recent cooling measures announced, such as the raising of real property gains tax (RPGT), removal of the developer interest bearing scheme (DIBS), stricter bank lending guidelines as well as new price thresholds for foreign ownership.

However, DTZ expects more residential property launches this year.

"The abundant new supply expected in the next three years (average of 5,477 units a year) is expected to continue to exert downward pressure on rental values, especially in the city centre. It remains to be seen if capital values will be affected if speculative investors were to offload their units when they are completed," it said.

DTZ noted that the average prices of high-end condominiums generally increased in 2013. "The average capital value increased marginally by 2% quarter-on-quarter and 11.3% year-on-year in Q4 to RM746 per sq ft," it added.

On office space, DTZ foresees the pressure to secure higher occupancy at new office buildings to continue this year, especially if the funding rate rises.

"This pressure is not likely to abate in the short to medium term and as such the office market is forecast to remain challenging in 2014 and beyond," it said.

In 2013, the office market continued to be overshadowed by high pipeline supply but occupancy rate remained unchanged at 85% for the whole year.

"The increasing competition for office tenants has not resulted in any significant impact on rental level," it said.
On the retail sector, DTZ projected growth to be slower at 6%.

"Moving forward, it is expected that 2014 will be a challenging year for both retailers and consumers in view of the rising cost of living and lower purchasing power of Malaysian households," it said.

How to calculate Real Property Gain Tax (RPGT) payable in Malaysia

For illustrate purpose, lets assume Mr A purchased a property on year 2006 at RM100,000 and sold after or on 1st Jan 2010 at RM180,000 (within five years of the date of purchase). After deducted RM30,000 allowable expenses, he made RM50,000 from the transaction and the gains are subject to 5% Real Property Gain Tax (RPGT)  and the calculation will be:

RM50,000 (Property Gains) – RM10,000 (Waived Exemption) = RM40,000 (Taxable Gains)

RM40,000 (Taxable Gains) x 5% (RPGT Rate) = RM2,000 (RPGT Chargeable)

Thus, the RPGT chargeable to Mr A will be RM2,000

Circumstances where the property owner is exempted from the 5% RPGT

* The exemption of RM10,000 or 10% of the chargeable gains, which ever is the higher

* Gifts between parent and child, husband and wife, grandparent and grandchild.
